Landlords:

Notice of Non-Payment of Rent - This notice is used to inform the tenant of past due rent and the consequences of withholding rent.
24 Hour Notice of Entry - This notice must be given to the tenant at least twenty-four (24) hours before the landlord enters the premises.
Notice of Intentional Damage - This notice is used to terminate the lease when the tenant inflicts more than $400 in property damage.
Notice of Termination of Month-to-Month Tenancy - This notice is used to provide the required thirty (30) days notice to terminate a month-to-month tenancy.
Notice of Month-to-Month Tenancy Rent Increase - This notice is used to inform a month-to-month tenant of a proposed rent increase. The tenant must have at least thirty (30) days to either agree to the increased rent or move out.
Security Deposit Offset Statement - This notice is used to inform the tenant that a portion or all of their security deposit will be kept by the landlord to pay for past due rent or damage to the property.
Notice of Non-Payment of Utilities (1st Violation) - This notice is used when a tenant fails to make utility payments as required by the lease. This notice gives the tenant five (5) days to cure this delinquency.
Notice of Non-Payment of Utilities (2nd Violation) - This notice can only be used to terminate the lease if the tenant has previously been notified of a failure to pay utilities, remedies the problem within the time allowed, but the problem re-occurs within six months.
Notice of Violation of Lease (1st Violation) - This notice is used when a tenant violates their rental agreement or their legal duties. This notice gives the tenant ten (10) days to remedy the violation.
Notice of Violation of Lease (2nd Violation) - This notice can only be used to terminate the lease If the tenant has previously been notified of a violation of their rental agreement or legal duties and remedies the violation within the time allowed, but the problem re-occurs within six months.
Notice of Illegal Activity - This notice is used to terminate the lease when the tenant engages in illegal activity on the premises. This notice gives the tenant five (5) days to move out.
Notice of Abandoned Property - This notice is used to inform a tenant of property left on the premises so that it can be legally removed after fifteen (15) days.

Tenants:

Notice to Landlord of Violation of Agreement or Law (1st Violation) - This notice is used by the tenant to inform the landlord of a violation of the rental agreement or applicable laws. This notice gives the landlord twenty (20) days to remedy the violation.
Notice to Landlord of Violation of Agreement or Law (2nd Violation) - This notice can only be used to terminate the lease if the landlord previously violated the lease, remedied the violation, but the violation re-occurs within six months. This notice gives the landlord ten (10) days to remedy the second violation.
Notice to Landlord of Defect in Essential Services - This notice is used inform the landlord of their failure to provide legally required services. If the landlord does not remedy the problem immediately, the tenant can temporarily stop paying rent or deduct repair costs from the rent.
Notice to Landlord of Termination of Month-to-Month Tenancy - This notice is used to provide the required thirty (30) days notice to terminate a month-to-month tenancy.
Notice to Landlord of Necessary Repairs - This notice is used to inform the landlord of necessary repairs to essential services. If the landlord does not make these repairs, their cost can be deducted from from rent.
